Good Morning Neighbor. I donāt know what your morning commute was like, but up New Jersey drivers were stuck in a real-life Candy Crush after a truck spilled M&Mās all over the highway. No injuries, just a two-hour sugar cleanup.
That has to be second behind winning the lottery.

Cheesecake Factory Opening in Lutz
As someone whoās done their fair share of side work at The Cheesecake Factory, I still find myself rather excited to have our own location this close. The Cheesecake Factory is opening at the Tampa Premium Outlets on Tuesday, November 11. Theyāre going to hire around 275 people, so if you know someone looking for work, it could be a good tip to pass along.
Theyāll have the usual: more than 250 dishes made fresh every day and over 30 different cheesecakes on the menu (I swear it was closer to 50). I know itās going to be rough for traffic once it opens, especially considering how popular this place is, so show up early and take a stroll at the outlets.
New Spots Coming Near Westbrook Estates
That new strip by OāReilly Auto (across from Westbrook Estates and Veterans Elementary, near the Hub at Lexington) is starting to fill in. Youāll see Livewell Animal Hospital, Pet Wants, Prime IV, Pizza World, FS8 Pilates, and Barberitos opening there soon. Lots of new spots ahead for readers of the Oaks Living magazine.
Swig, Smalls, and More on SR 54
I thought it made sense to get an update on this new active intersection. Swig is finally going up next to Andyās Frozen Custard, with two more planned in Odessa and Wesley Chapel. If you havenāt heard of it, itās an Utah-based chain known for ādirty sodasā and custom drinks, and this will be one of their first spots in our area. Smalls Sliders is coming right behind it, a quick-serve burger spot built from shipping containers and backed by Drew Brees.
The Greenlane looks ready for action, but it didnāt appear open when I took this photo yesterday. The owner even responded to a random 1-star review saying theyāre opening soon, which might explain the review because they were supposed to be open by now. Someone should probably give Gronk a call about that, since heās the name behind it. Mavis Tire is coming along too, although that one isnāt quite as exciting.
Community
The Villages of Pasadena Hills
The Villages of Pasadena Hills is a massive 20,000-acre plan stretching from Zephyrhills up toward San Antonio and St. Leo, tying into communities like Watergrass and Oak Creek in Wesley Chapel.
Right now only a few neighborhoods are underway, but more than 2,000 new homes were approved this summer from builders like Lennar, KB Homes, and WestBay. Long-term the plan allows up to 42,000 homes along with shops, offices, and schools, though a big section is reserved as countryside that canāt be built on.
If you live near Curley Rd., Handcart, or Overpass, this will be one to watch since traffic and school demand will grow as the villages fill in.
Civic News
Pascoās $500M Hurricane Relief Contract
Pasco County has officially hired IEM to manage more than $500 million in federal disaster recovery funding for housing repairs and relief programs. Commissioners approved the contract after a protest by a competing firm was denied. Itās a really long meeting (and this was just the afternoon session), but you can watch/listen here.
Key things to know:
Safeguards are in place: Payments will be tied to completed work, with site inspections and documentation required before dollars are released.
Oversight matters: The county can terminate the contract for cause or convenience, and outside attorneys will review the agreement to protect taxpayers.
Why it matters: This funding is aimed at helping residents rebuild safer homes after recent storms, and county leaders say moving quickly is critical to avoid delays.
Iāll keep an eye on how the rollout goes.
