Good Morning!

We’re getting one of those classic Florida fake-outs this week. It’s sunny and 80Β° right now, but don’t get too comfortable because Monday through Wednesday are bringing a quick cool-down, with highs in the 50s and 60s and some chilly mornings in the 30s and 40s. You might be back in shorts today and reaching for a hoodie by Tuesday.

On top of that, USA Hockey is in the semi-final today at 3:30, and what a finish for the women’s team bringing home gold yesterday. If you caught that ending, you know it was one of those jump-off-the-couch moments.

Between the weather swing, big local events, and plenty happening around town, there’s a lot to keep up with this week. Let’s enjoy the sunshine while we’ve got it and brace for the cooler stretch ahead.

Carrollwood Day Grad Headed To Draft

Pretty cool local note here. Michael Trigg, a Carrollwood Day School grad out of Lake Magdalene, is getting real attention ahead of the 2026 NFL Draft.

He was a four-star recruit who started at USC, then transferred to Ole Miss, and eventually finished strong at Baylor. After a breakout 2025 season with 50 catches, 694 yards, and 6 touchdowns, he earned First Team All-Big 12 honors and Mackey Award finalist recognition. He’s currently projected as a Late Day 2 to Early Day 3 pick in the 2026 draft.

Mixed-Use District Planned Near MOSI

Plans are taking shape for a major redevelopment around MOSI, with Hillsborough County outlining a concept that includes 10-story mixed-use buildings and a hotel on the surrounding property. The article also includes detailed renderings and a map showing the proposed land use changes.

The proposal would change the land use from industrial to Urban Mixed Use-60 and Community Mixed Use-35, allowing denser residential and commercial development. Renderings show walkable internal streets, structured parking, green plazas, mid-rise housing along Fowler Avenue, and retention of the existing fieldhouse. A public hearing on the land use change is scheduled for April 23, with a rezoning application expected in May or June 2026.

Tri-County MPO Merger Moving Forward

This one could quietly shape how transportation dollars flow across our region. A proposed merger of the Metropolitan Planning Organizations in Pinellas, Pasco, and Hillsborough is gaining traction, with a final vote possibly coming in March or April and implementation in 2027.

Supporters say combining forces would strengthen the region’s ability to compete for large federal and state funding, similar to the coordination that helped secure about $785 million for the Howard Frankland Bridge. The proposed board would have 25 seats, though representation for smaller cities remains under negotiation. Leaders say the goal is stronger regional leverage, but questions about governance and equity are still being worked out.

Who Pays for Pasco’s Roads?

I always like to give a lot of credit to Neighborhood News. They consistently do the kind of detailed, thoughtful reporting that helps our community actually understand what’s going on, and this latest piece is a great example.

Their story breaks down mobility, or impact, fees, which are one-time charges paid by developers when new homes or buildings are permitted. In 2026, a single-family home carries an $11,660 mobility fee that helps fund roads, turn lanes, sidewalks, and other transportation projects. With Pasco projected to add about 330,000 residents over the next 20 to 25 years and needing roughly 950 new lane miles, even those fees and other tax sources still fall short of covering the full cost.

The article also explains how certain industries receive incentives and how Tax Increment Financing sets aside a portion of future property tax growth for transportation. It’s a clear, well-researched look at an issue many of us think about every day while sitting in traffic.

Mirada and Angeline Go National

If you’ve noticed more buzz around Mirada and Angeline lately, it’s not just those nifty markets. Both Pasco County communities just ranked among the nation’s top-selling master-planned communities for 2025.

According to John Burns Research & Consulting, Mirada came in at No. 12 and Angeline at No. 27 nationally, with both also recognized by RCLCO. The rankings highlight strong home sales and the demand for amenity-driven neighborhoods, including Mirada’s 15-acre lagoon and Angeline’s 6,200-acre layout featuring a residential farm, Wild Thyme CafΓ©, and Moffitt’s future 775-acre Speros medical city.

The Pasco County Fair is back for the week and it’s basically the biggest β€œsomething for everyone” event going on right now. Gates open starting at 3–4 PM on weekdays, earlier on the weekend, with rides, live entertainment, exhibits, food vendors, and family activities running throughout each day.

Expect a full midway with rides, concerts included with admission, animal exhibits, talent shows, rodeo events, demonstrations, and special attractions like comedy acts and petting zoos. It runs all week at the fairgrounds in Dade City, with free parking and daily schedules that change depending on the day, so it’s worth checking before you go.

If you’re looking for a laid-back weekend by the water with plenty going on, this one checks all the boxes. The SunWest Crab & Shrimp Festival brings live bands, 15+ seafood vendors, crab races, games, and tournaments right onto the beach, all while supporting local charities that have raised over $80,000 through the event. Admission includes entertainment all weekend (food and drinks sold separately), kids under 18 get in free, and parking at the park is $5 with a free lot just south of the entrance if you don’t mind a short walk.
