The Digest
At 80 years old, Carmen Conrad is still going strong behind the chair at her salon in Land O’ Lakes. Born and raised in Puerto Rico, Carmen moved to New York in her early 20s, where she found her passion for hairstyling.

In 1974, she took a chance on herself, opening her first salon in Land O’ Lakes Plaza off US 41 with just $4,000 in savings. She went on to open two more salons and became a mentor to many, helping local hairdressers get licensed, manage their finances, and build careers of their own.
Today, she runs La Carmen Salon at 21535 Village Lakes Shopping Center Dr., where she still works over 40 hours a week and sees up to 50 loyal clients. Many of them have been with her for decades.

Meat, Meet Wesley Chapel
Okay, don’t call me a liar. We were all led to believe this would open May 28. But hey, the wait is over. Rodizio Grill, the Brazilian steakhouse known for tableside-carved meats and unlimited sides, officially opens Tuesday, June 10 at 2082 Grand Cypress Drive in Wesley Chapel.

If you’re eager for a sneak peek, the ribbon-cutting celebration is happening the day before, Monday, June 9 at 4:15 p.m., hosted by the North Tampa Bay Chamber.
Big Name, Local Hands Tossing the Dough
You can read this as many times as you need, but it’s still going to say “free pizza for a year.”
Little Caesars is celebrating its grand opening in Wesley Chapel this Saturday, June 7, at 5482 Post Oak Blvd. Starting at 10 a.m., the first 100 people in line get a free large pizza every week for a year.

From 10 to 1, they’re throwing a little party too, with a live DJ, stilt walker, prize wheel, photo ops with the mascot, and giveaways. The ribbon cutting happens at noon, led by local franchise owner Lissette Isabel, followed by $500 donations to both Wesley Chapel High and Cypress Creek High.
So camp out like it’s a big-box store in the mid-90s on Black Friday. Or as the kids would say, “the 1900s”.

Pasco’s Strong Bond Rating
Pasco County just received an AA+ rating with a stable outlook from Fitch Ratings on $71 million in bonds. Basically a financial gold star. This means the county is in a strong position to borrow money for major projects without paying high interest.
Pasco’s Stormwater Waltz Is Underway
Pasco County is updating its Stormwater Master Plan for the first time in nearly 20 years, using hurricane data, storm patterns, and resident feedback to shape 15 projects focused on new infrastructure. The goal is to reduce flooding, improve drainage, and lift homes out of flood zones through long-term capital improvements.

Trouble spots like East Pasco and Little Road are already on the radar, with issues like missing pumps and overwhelmed systems flagged by locals. Public input will continue at future Board of County Commissioners meetings, giving residents a real say in where those upgrades happen.

Riding the Pasco Lagoon Wave
Following our recent update on the coming MetroLagoon at Angeline, Mirada is making its own splash. DRB Homes just opened site selection for the Townes at Mirada, a gated collection of 1,700 to 1,900 square foot luxury townhomes, some with rare front-row views of the 15-acre Crystal Lagoon.

With paddleboarding, trails, sandy beaches, and future retail in the works, this is the lagoon lifestyle we talked about at Angeline. Only this one is already underway.
Real estate advisor Damon Greene, known as The Luxury New Construction Townhome Guy, stopped by the site and shared a quick video update with early details on square footage, elevations, and what makes this section unique. These homes aren’t just planned. They’re already taking shape. Catch his walk-through to see it for yourself.
