Good Morning Neighbor. I hope you didn’t have any damage from the hail we got a week or two ago. It was decent-sized, but nothing like the severe weather in Indianapolis that dropped an actual satellite dome into the middle of a neighborhood street, big enough to stop traffic and start theories.

Big Changes Brewing for the Rays?
Well, They’ve felt far away for years down in St. Pete, but having the Rays right here at Steinbrenner Field lately has made them feel like our team. We just didn’t expect things to shift like this.
The Rays are in talks to sell the team to Jacksonville homebuilder Patrick Zalupski for $1.7 billion. It’s not final yet, but a deal is on the table. Zalupski, who runs Dream Finders Homes, is teaming up with some big names tied to the Gasparilla Bowl and minor league baseball.
So why now? Last year’s hurricane ripped the roof off Tropicana Field and stalled new stadium plans. Add in MLB pressure and low attendance for over a decade, and this move started to make more sense.

They’re still our Rays for now, but the future could look very different soon.

Wiregrass Sports Campus Gets New Operator and Major Boost
During the June 18 County Commissioners meeting (the conversation starts around 8:32), there was a major update on a long time project. Pasco County has officially approved the award of a new management contract for the Wiregrass Ranch Sports Campus in Wesley Chapel. The deal now moves to finalization with Sports Facilities Companies (SFC), a national firm that runs over 90 sports venues. If finalized, SFC would take over daily operations on August 1.

SFC has also proposed a $2–3 million investment to upgrade two lawn fields to artificial turf, which could help attract more tournaments. They’ve agreed to contribute 5% of gross revenue to a capital reserve and aim to generate at least 30,000 hotel room nights per year, boosting local tourism.
Parking remains a major concern. As part of the deal, SFC will conduct a six-month feasibility study for a new parking garage and five additional fields. Our county officials say the structure of this agreement addresses past issues with RAD Sports and puts stronger safeguards in place moving forward.

Healthy Drive-Thru Eats Are Rolling Into Lutz
This still feels like a local thing for us, so it’s better than a national chain coming in. And, if you’ve been craving fast, healthy food without getting out of the car, here’s some good news. Greenlane, the Tampa-based drive-thru salad spot, is opening two new locations in Lutz.

One is set for 19099 Wingshooter Way in August, and another is planned for 24823 State Road 54 later this year. Each location will be about 1,200 square feet, hire around 15 people, and serve made-to-order salads with fresh dressings prepared daily.
This is Greenlane’s first expansion into Pasco County, following locations in Tampa, St. Pete, and Westshore. Permitting took longer than expected, but they’re officially on the way. If you like it, give the lovable Gronk a “Thank you!”
Oola Bowls Opening Soon in Carrollwood
Oola Bowls, known for its ultra-fresh, high-pulp açaà bowls, is opening its first Florida location this July at 14379 N. Dale Mabry Hwy in Carrollwood. The shop will feature their signature bowls, new smoothie blends, grab-and-go snacks, and two fun additions: açaà soft-serve “Swirls” and layered parfaits.

The brand is all about feel-good food that’s both healthy and indulgent. Founded in Pennsylvania, Oola is now expanding across the Southeast, and Carrollwood was picked for its community vibe and active lifestyle. Expect a casual, family-friendly spot with bold flavors and colorful bowls.

Moffitt’s New Clinic Coming to Land O’ Lakes in 2026
Continued progress on the Moffitt Cancer Center’s newest facility, the Speros Outpatient Center, has it opening in Land O’ Lakes on January 26, 2026. The 120,000-square-foot clinic will offer screenings, diagnostics, infusion, radiation therapy, and the region’s first proton therapy center, a precise cancer treatment that reduces side effects and improves outcomes.

At a recent town hall in Angeline, Moffitt leaders shared plans to make this a hub for patient care, research, and workforce development. Hiring is already underway for specialty clinical roles, with support staff positions coming soon. Internships and student training programs will also be available.
Appointments open for new and existing patients on October 27, 2025. The clinic is part of Moffitt’s vision to grow a life sciences ecosystem in Pasco County, which seems quite fitting given our landscape, with educational seminars, job opportunities, and community outreach built into the long-term plan.
Two Families Receive Mortgage-Free Homes in Land O' Lakes
More wonderful things being done locally by Tunnel to Towers Foundation. Two more families have received mortgage-free homes in the Let Us Do Good Village in Land O’ Lakes. The community now includes over 40 homes, with a goal of reaching 100.
This week, homes were given to:
Lt. Michael Wessel, a retired firefighter with over 14 years of service
Stacey Falzarano, widow of Air Force Colonel Thomas Falzarano and a former Pentagon Survivors Advocacy Council member
