Good Morning Neighbor,
We're somehow already in June, which means we're nearly halfway through the year. School is out, summer schedules are getting shuffled around, and hurricane season has officially arrived.
Now is probably a good time to take a few minutes to make sure your hurricane supplies are stocked up, your flashlights still work, and you know where that box of batteries ended up. Hopefully we won't need any of it, but a little preparation goes a long way around here.
Also in this edition, you'll meet Winnie, a shelter dog with an adorable set of little teef that might just steal your heart. Let's get into it. 🐾

Mother’s Restaurant Makes Its Return
After nearly a year closed, Mother’s Restaurant has reopened in Northdale at 3825 Northdale Blvd. The longtime local favorite is back with a new chef, an updated menu, and refreshed cocktails, while keeping the upscale-comfort-food experience that made it popular in the first place.
Originally opened in 2016, Mother’s built a loyal following with scratch-made dishes, handcrafted drinks, and live music on weekends. Early visitors are already praising new menu additions like the Salmon Wellington as the restaurant begins its next chapter.
Could Property Taxes Drop in Pasco?
There’s a property tax proposal moving through Tallahassee that could mean meaningful savings for many Pasco homeowners. Gov. Ron DeSantis is backing a plan that would gradually raise Florida’s homestead exemption to $250,000 by 2028, potentially reducing annual tax bills for owner-occupied homes.
For a typical Pasco home valued around $350,000, estimates suggest the savings could eventually reach about $3,400 per year. The proposal still needs approval from both lawmakers and voters, and it would not affect things like CDD fees, special assessments, or taxes on rental and vacation properties.

Angeline Academy Celebrates Historic First Class
A big milestone for Land O’ Lakes: Angeline Academy of Innovation has graduated its first-ever senior class. The school, which opened in 2023, sent off 37 graduates during a ceremony at the Angeline Athletic Complex, marking the end of its inaugural chapter and the beginning of many more to come.
Students reflected on helping build the school’s culture from the ground up, while school leaders celebrated the legacy they’ve already created. The Class of 2026 also unveiled the school’s alma mater during the ceremony, adding another first to a memorable day for the Angeline community.

Flooding Concerns Bring Attention to Drainage Improvements
Recent heavy rains have once again highlighted drainage challenges in parts of Zephyrhills, where some residents say flooding has become an ongoing issue. The concerns are bringing renewed attention to stormwater infrastructure and the need for long-term solutions as the community continues to grow.
Residents are hoping the increased focus will help move drainage improvements forward and reduce future flooding risks. With hurricane season now underway, many are eager to see progress that better protects homes, roads, and neighborhoods during major rain events.
We bring this up because it’s hurricane season and we’ve had our share of oddities when it comes to droughts and floods.
Heads Up: Road Work Across Pasco
If your commute takes you through Pasco County, you may want to leave a few extra minutes this week. FDOT has scheduled construction and lane closures on several major roads, including I-75, SR 52, US 41, US 98, SR 54, US 301, and the Suncoast Parkway.
Some projects will affect overnight travel, while others are expected to impact daytime traffic during peak driving hours. Areas around Land O’ Lakes, Wesley Chapel, Dade City, and SR 52 are among those expected to see the most activity, so keep an eye out for lane closures, flagging operations, and slower-than-usual traffic.

Rain Helps, But Burn Ban Remains
The recent rain has been a welcome sight across Pasco County, and drought conditions are finally starting to ease. While the rainy season is helping chip away at the area's long-term rainfall deficit, officials say conditions haven't improved enough just yet to lift local restrictions.
Pasco County remains under a burn ban, meaning outdoor burning is still prohibited except in limited circumstances allowed by the county. The good news is that neighboring counties like Hernando and Citrus have already lifted their bans after receiving enough rainfall, a sign that conditions across the region are moving in the right direction.
