Good Morning From Lutz,
Hope you had a great Easter and got to enjoy some time outside.
Kind of wild seeing our astronauts on their way back to Earth right now. It’s one of those moments where everything feels a little bigger for a second, even while things here at home stay pretty steady.
There’s a lot happening around the area this week, from local events to a few updates worth knowing about. Let’s make it a great week.
-Mike

Highlights
New Tenants Lining Up at Citrus Park Plaza
Citrus Park Plaza, across from Westfield Citrus Park, is starting to see some steady backfill after a stretch of vacancies. Three national retailers are confirmed: Nordstrom Rack, HomeGoods, and Total Wine & More.
The larger empty storefronts are being reworked into multiple spaces, with HomeGoods and Total Wine planned near Best Buy and Nordstrom Rack in a separate nearby unit. Total Wine is expected to open first, and there are still two additional spaces available.

KidStrong is also expected to open, adding a kids fitness option to the mix. The former Smoky Bones building remains vacant, with a possible restaurant conversion tied to Twin Peaks showing up in filings, though nothing has been officially announced. Overall, it’s a straightforward effort to refill the plaza with a more balanced mix of retail and family-oriented uses.
Banana Wind Closes in Zephyrhills
Banana Wind Bar and Grill has officially closed its doors after announcing last week that it would be their final night.
The team shared a heartfelt goodbye, thanking customers, staff, and the local music community for the years of support and memories at the spot.

Possible Brewery Planned at Two Rivers
The team over at Neighborhood News is always digging into what’s coming next around here, and this one caught our attention. Early plans tied to the Two Rivers development point to a potential new brewery inside a future village-style retail area called Hawthorn Village.

Source: Neighborhood News
The concept places it near a proposed Publix off S.R. 56, with a layout centered around restaurants, boutique retail, and an outdoor event lawn. It’s being envisioned as more of a community hangout space, possibly sharing space with a coffee shop and restaurant.
Nothing is confirmed yet, but if it moves forward, it would become the third brewery serving the Wesley Chapel area and another piece of how Two Rivers is shaping its own built-in gathering spots.
ZooTampa Expansion Could Get County Funding
There’s a potential expansion in the works at ZooTampa, and the county may help fund part of it.
The plan is a $125 million project that would add a new South America-themed area with animals like jaguars and river otters, while also upgrading existing exhibits. Hillsborough County is considering contributing up to $75 million over time using the Community Investment Tax, though nothing is finalized yet.

Commissioners are still weighing how to balance this with other local venues that may also request funding, so this one will likely come down to future negotiations and a vote.
Rangeland Parkway Extension Faces Pushback
A proposed road extension connecting Odessa to Land O’ Lakes is getting mixed feedback, with many nearby residents pushing back on parts of the plan.
The project would extend Rangeland Parkway about 3.4 miles from Cattle Gap Drive to Bexley Village Drive, adding a four-lane road with sidewalks, bike lanes, and a Suncoast Parkway overpass. While many support the general route (Option A), residents have been clear they do not want a new interchange along the parkway.

The county has not made a final decision yet. Commissioners voted to keep the project moving forward for further study after an initial proposal failed, with more discussion expected at a future meeting.
9/11 Memorial Steel Coming to Land O’Lakes
A piece of steel from the World Trade Center will be stopping in Land O’Lakes this May as part of a nationwide memorial tour marking the 25th anniversary of 9/11.
The 25-foot beam from the South Tower will be on display May 17 at Let Us Do Good Village, a Tunnel to Towers community that supports families of fallen first responders, Gold Star families, and injured veterans. Visitors will be able to see the steel up close, hear firsthand stories, and take part in a community event tied to the foundation’s mission.
