Banh Mi and Boba Headed to Wesley Chapel
A family-owned Vietnamese sandwich shop plans to open at 2557 Mansfield Blvd. in Wiregrass Ranch this November. Tiên’s Sandwich will make its baguettes in-house and serve banh mi starting at $8.95, along with boba tea, beef pho, vermicelli bowls and spring rolls.
Owners Tommy Nguyen and Trang Le named the shop after their daughter. The couple traveled to Vietnam this year to study banh mi bread-making techniques before bringing their recipes to Wesley Chapel.
New Pizza Spot Nears Zephyrhills Opening
Zephyrhills may have a new pizza night option very soon. Adesso Pizzeria is preparing to open at 38931 County Road 54 with pizzas, pastas, wings, salads and desserts.
The shop will focus mainly on pickup and delivery, with a small dining room of about eight seats. Owner Clarence Novaku is waiting on the city’s final inspection and hopes to open soon, with mid-October as the latest expected timeframe.
More Buddy Brew Cafés Head North
We recently shared news about one new Buddy Brew café, and now two more are planned closer to home. The Tampa-based coffee company plans to open inside Sprouts stores in both Trinity and Carrollwood.
They’re part of 10 new Buddy Brew cafés planned across Tampa Bay and Southwest Florida this year. The remaining locations are expected to open at a pace of nearly one per week through early November, though exact dates have not been announced.

He specializes in elevated catering, corporate events, private dining, and customized meal preparation services.

Students Open Their Own Angeline Café
This may be the tastiest classroom at Angeline Academy of Innovation. Students have opened Sweets at Angeline, a café serving drinks, iced teas, boba, coffee and snacks to fellow students and faculty.
The café gives entrepreneurship students hands-on experience with customer service, marketing, accounting, ordering supplies and tracking sales. After more than three years of planning and preparation, they sold over 80 drinks during their first week.

New Help for Rising Lot Rent
This could bring some real relief to local mobile home owners dealing with higher lot rents. A new Florida law allows counties to use state housing funds to cover up to six months of lot rent for eligible residents, along with certain home repairs and storm-hardening improvements.
Pasco County is now working the program into its local housing plan. The details are still being finalized, but funding could become available as early as next year.
Pasco Utility Rates Rise October 1
A quick heads-up for Pasco County Utilities customers: water, wastewater and reclaimed water rates change Oct. 1. The average residential water and sewer bill, based on 6,000 gallons per month, will rise by $4.33, from $91.99 to $96.32.
Reclaimed water customers will also see increases, including an extra 60 cents on the monthly base charge and 33 cents on the backflow prevention fee. These changes are part of a four-year rate schedule running through September 2029.
Temple Terrace Moves Ahead on Water Fix
This is a big step toward improving Temple Terrace’s drinking water. The city approved a roughly $74 million overhaul that will use nanofiltration to reduce PFAS contaminants and soften the city’s hard water. The permanent project is expected to take three to five years.
The city is also exploring a temporary carbon-filtration system, but that won’t happen right away. The aging water plants need upgrades first, and officials still need to test equipment, compare costs and secure permits before choosing an interim option.
New 24-Hour Emergency Room Opens in Lutz
There’s a new option nearby when an illness or injury can’t wait. Orlando Health has opened a freestanding emergency room at 20060 State Road 54 near Henley Road, serving adults and children 24 hours a day.
The 10,865-square-foot facility has 10 exam rooms, on-site imaging and lab services, cardiac and respiratory monitoring, a dedicated resuscitation room and an ambulance bay.
